About

Think of everything that's gone into your home. The kitchen you redid. The roof that went on the year of the big storm. The water heater that quit on a Sunday. Most of it ends up in a drawer, an old email, or nowhere at all. Thornby keeps it. Take a photo of the receipt and the app reads the contractor, the date, the cost, and the permit number. You add what the job was and where. Years later, when someone asks what you did to your home and when, you hand them one clean document instead of a guess. TEN SECONDS TO READ A RECEIPT Photograph the invoice, or send a PDF from Mail or Files. In about ten seconds the app reads the company, the date, the total, the permit number, and even the category on your phone. You add what the job was and where, and tap Save. START WITH WHAT YOU REMEMBER Do not wait for the receipts. Put in the kitchen, the roof, and the furnace from memory. The year is enough. "I did it myself" is a fine answer. Every report shows which jobs have paper behind them and which do not, so a memory is labeled as a memory. Eighteen years of work fits in a weekend when the year is enough. Summary by Year shows every year of the record at a glance. READY WHEN THE APPRAISER COMES When you refinance or sell, an appraiser puts a value on your home. Work they cannot see or date is a guess, and a guess is usually low. Thornby prints the date, the cost, the brand, and the permit for every job, in the order the appraiser's form asks. Receipts get credit. So do permits, and a permit with a passed inspection most of all. Memory gets a guess. The form changes on November 2, 2026, and it asks for more than it used to. LESS TAX WHEN YOU SELL For US homeowners, the money you put into your home can lower the tax you owe when you sell. Only the work you can show counts. The Cost Basis Report adds up what your home really cost you and lists every repair by date and cost, for your tax preparer each year and when you sell. When you sell, record the date, the price, and the selling costs, and the report carries them too. The app works out no tax. Your preparer decides what counts. THE ANSWERS WHEN THE ADJUSTER CALLS After a fire, a flood, or a storm, the adjuster wants to know what was there. The brand, the model, the serial number, when it went in, what it cost, and a photo. Thornby keeps that by appliance and by room. THE IMPORTANT PARTS, IN PLAIN TEXT A permit or a warranty is just a photo until you need the number on it. Thornby pulls out the parts that matter, like the permit number and the date it passed, and prints them next to the job. The original is still there. HOW IT WORKS • Snap a receipt, or share a PDF from Mail. The date, company, and amount are read on your phone. • Add the project, the room, the brand, and whether there was a permit. • Track appliances and warranties. Get reminded before a warranty ends or a filter is due. Every home gets its own list. • Make the document: the Property Record for an appraiser, an agent, or an adjuster; the Cost Basis Report for your tax preparer; or the Owner's Record for yourself. EVERYTHING STAYS ON YOUR PHONE No account. No password. Your record lives on your phone and backs itself up to your iCloud Drive. One button can fill in your home's size and year built from public records. It asks first, and sends only the address. Backup, restore, a spreadsheet export, and any single document are never behind a purchase. Your data is yours whether or not you ever pay. FREE One home. Unlimited projects, receipts, items, documents, and reminders. Every report, free to read on your phone. No trial. Nothing expires. REPORTS $39.99, once. Send any report as a PDF, for good. PRO For a second home and beyond, with Reports included on each. $69.99 a year or $179.99 once. Your first home stays free either way. Shared with your family.
