Rentero applies the Spanish Urban Tenancies Act to the contracts you actually signed, and then keeps the books. Every rent tracker records what you charged. Rentero starts a step earlier: it reads your contract against Act 29/1994, works out the dates and limits the law imposes whatever the paper says, and cites the article behind each answer. That part is free, on every property, with no subscription. FOUR THINGS THE LAW DECIDES, NOT YOUR CONTRACT 1 · The end date is not the one you wrote (arts. 9, 10 and 11) A twelve-month tenancy does not end in twelve months. It extends year by year up to five — seven if the landlord is a company — then up to three more unless someone gives notice in time. Rentero shows all four: what you agreed, the statutory minimum, the longest possible end, and the day you must notify by. That day goes in your calendar, because missing it extends the tenancy for you. 2 · The increase has a ceiling your contract does not mention (art. 18) Since 2022 the cap has changed three times: the Competitiveness Guarantee Index, itself capped at 2%, from 31 March 2022 to the end of 2023; a flat 3% through 2024; and the reference index the INE publishes from 2025. Rentero picks the rule in force on your anniversary, applies the lower of that cap and your agreed index, and reminds you the new rent is only payable from the month after the tenant gets the notice in writing. 3 · The deposit is fixed by statute, not by agreement (art. 36) One month's rent for a home, two for any other use. Extra guarantees capped at two months more. Frozen for the first five or seven years. And one month after the keys come back, whatever you still hold owes the tenant statutory interest — counted here day by day. 4 · A declared stressed area caps a new contract (arts. 17.6 and 17.7) No more than the previous tenant paid once updated, plus ten per cent in four listed cases and no others. If you are a large holder under art. 3.k) of Act 12/2023, the ceiling is the official reference index instead.
