About

Want to know what a home is worth, whether it could flood or how safe the neighbourhood is? Enter a Dutch address and Thuis Rapport shows you. Everything comes from Dutch government open data, such as the Kadaster, CBS (Statistics Netherlands) and RIVM. Every figure is shown next to the neighbourhood, the municipality or the Netherlands as a whole, so you can see straight away whether it is high or low. A colour helps: green is favourable, ochre is average and red is unfavourable. The app is in English and Dutch, and works for every address in the Netherlands. WHAT YOU SEE • Home value: the WOZ value (the official municipal valuation) over the years, price per m², year built and floor area, and the housing market in the municipality • Climate: flood risk, groundwater, heat, thirty years of weather at the nearest KNMI station, and the risk of foundation damage and subsidence • Energy: the energy label, and how much gas and electricity the neighbourhood uses • Health: air quality and noise compared with WHO advice, and how far it is to the GP, pharmacy and hospital • Safety: burglary, theft, violence and nuisance in the neighbourhood, and how quickly the police arrive • Social: how pleasant the area is to live in, who lives there, schools, shops and going out • Nature: trees and shade, wild bees and how dark it gets at night Tap ⋯ on any block for all figures, an explanation and the source. MAPS See the home on the map, with layers for the aerial photo, plot boundaries, flooding, heat and noise. BIDDING For each home, keep track of the listing, the asking price, your maximum and the viewing. The app works out the price per m², the difference with the WOZ value and the transfer tax. Paste a Funda link into the search field and the app finds the address. COMPARE AND SAVE Put two or three homes side by side. Save addresses with a note and photos, handy for viewings. Share the report as a PDF, with all the maps. HOMES NEARBY Standing in front of a house? Tap 'Homes nearby' and pick the address. PRIVACY No account and no ads. Your saved addresses stay on your device and in your own iCloud. Your location is only used when you tap 'Homes nearby', and it is never stored. SOURCES Kadaster (BAG and WOZ-waardeloket), CBS, Dutch police, RIVM, RVO (EP-Online), KNMI, Klimaateffectatlas, Leefbaarometer, Naturalis and PDOK. Works on iPhone and iPad, in light and dark mode, in English and Dutch. Completely free.Read more
