Landlo keeps track of your rental properties — rent, leases, tenants, expenses, and the paperwork that comes with them. It's built for landlords with a handful of units, not for management firms. Add a property, add a unit, assign a tenant, and you're running. No onboarding, no setup wizard, no account to create. Landlo is currently free, with every feature below included. No subscription and no ads. WHAT IT HANDLES Rent — see what's collected and what's outstanding at a glance. Log payments as they arrive, or clear a whole backlog at once when you're catching up on a lease you've been running for years. Leases — start and end dates, month-to-month tenancies, several roommates on one lease, renewals, and rent increases recorded with the dates they took effect. Tenants — contact details, a communication log for what was said and when, and an applicant list for units you're filling. Maintenance — tickets with priority, cost, and assigned vendor. Plus recurring items like furnace inspections and smoke detector checks, which remind you before they come due instead of after. Expenses — insurance, property tax, mortgage, HOA and strata fees, utilities. Mark one recurring and it logs itself each period. Security deposits — what you're holding, what's still expected, and what's been returned, so the trust liability is never a guess. Documents — move-in and move-out condition reports with photos and signatures, lease agreements, notices, and owner statements, generated as PDFs you can print or send. Tax worksheets — your figures organised onto the actual line items of Schedule E (US) and Form T776 (Canada), ready to transcribe or hand to an accountant. Plus 1099-NEC worksheets for vendors you've paid over the threshold. Import — bring an existing portfolio in from a rent roll, tenant list, or payment history CSV instead of typing years of records by hand. PRIVATE BY DEFAULT Landlo has no servers. There is no account to create, and no company sitting on your tenants' names, addresses, and payment histories. Your records live on your iPhone and sync through your own private iCloud, so they appear on your iPad and survive a lost phone. That copy belongs to your Apple account — we hold no key to it and cannot read it. No analytics. No tracking. No advertising. No third-party code of any kind. Optional Face ID lock on top. A FEW HONEST NOTES Landlo doesn't process payments — rent entries are bookkeeping records, not transactions. It never asks for a Social Insurance Number, Social Security Number, or EIN.
