Wahouse is a management app for landlords. It answers four questions: has this month's rent come in, what is overdue, which lease is about to end, and how much did the year actually make. ■ Home — what needs doing Overdue, due in 7 days, due in 30, sorted by urgency with the most pressing first. Tick off this month's rent property by property; when it is all collected the row disappears. Total assets, net for the month and annual yield sit at the top, visible the moment you open the app. ■ Properties Leased, vacant or under repair at a glance, with the days left on each lease on the card. Your tenants are on the other tab of the same screen — a property and the person living in it belong together, not behind two separate entries. ■ Money Two tracks: what is coming and what has happened. Tap "mark collected" and a pre-filled confirmation sheet appears — adjust the amount, date and method and it is booked. Receive less than you were owed and it records as a partial payment with the balance still outstanding. Property, tenant and category are locked to the bill, so you cannot post against the wrong one. Undo a collection and its ledger entry goes with it — no orphaned records. ■ Analytics Cash-on-cash return, yield per property, monthly cash flow, year over year. The denominator is the cash you actually put in (loans excluded), not the total cost — that is the ratio you care about. When it cannot be computed it shows a dash rather than pretending. ■ Recurring fees Turn rent, management fees, insurance, heating and mortgage payments into rules, and the bills and reminders generate themselves — you decide how many days ahead. Rent rules follow the lease, so a renewal that raises the rent carries through on its own. Waive a single period and the rule itself is untouched. ■ Annual report Net profit for the year, occupancy and vacancy loss, collection rate, expense breakdown, rent change history and a net-cash ranking by property. For Japanese properties it also produces the filing accounts and depreciation (statutory useful life derived from the building structure; land is never depreciated), ready for a tax return. Ledger and report both export to CSV. (This is a bookkeeping aid, not tax advice. Final figures must be confirmed by you or your tax accountant.) ■ Work orders and documents Log a repair, photograph the site, assign a contractor, close it out with the real cost — closing it files the expense for you, so nothing is entered twice. Contracts, ID documents, invoices, insurance policies and deeds are filed per property, with whatever expires soonest floating to the top. ■ Two countries, two sets of rules Deposit and shikikin, key money, renewal fees, agency commission, management fees, fixed asset tax, fire insurance — every property follows the conventions of the country it is in, not the language you read the app in. Japanese properties are kept in yen and Chinese ones in renminbi, and the two sets of books never mix.
