About
Know who's paid, what you spent, and what your accountant needs — for every rental you own. LandlordFlow tracks rent, expenses, leases and repairs across your whole portfolio, and turns it into a Schedule E report at tax time. Your money stays in your bank. We never touch it. WHAT IT DOES • Rent roll at a glance — who's paid, who's late, how much is outstanding • Expenses sorted into the 16 Schedule E categories, each with its IRS line number • A timeline per property — every repair, receipt, lease and payment, going back years • Tenants, leases, deposits and renewal dates in one place • Work orders with photos, contractor details and costs • Find a plumber or electrician near a property when something breaks • Insurance policies with warnings before cover lapses • Documents kept together, with the sensitive ones behind Face ID • A home screen widget showing rent due and anything overdue BUILT FOR SMALL US LANDLORDS For people who own a handful of rentals and do their own books. Not a portal, not a letting agency, not a replacement for your accountant — the record you wish you'd kept when April arrives. YOUR MONEY NEVER MOVES THROUGH US Rent goes from your tenant to your bank, the way it does now. LandlordFlow is the ledger, not the bank. Nothing to be held, delayed, or frozen. WORKS WITHOUT SIGNAL Your portfolio is cached on the device, so it opens in a basement or a car park. Changes sync when you're back. LOCKED DOWN Face ID or Touch ID on the whole app if you want it. Tenant records, rent history and documents are visible only to you. TRY IT FIRST Tap "See it with sample data" on the welcome screen. You get the whole app on a demo portfolio — no account, no email, nothing to type in. A free account covers one rental unit, with every feature included. If you own more, a subscription raises the limit — Starter, Growth and Pro are available inside the app. Subscriptions renew automatically unless cancelled at least 24 hours before the period ends, and can be managed or cancelled any time in your Apple Account settings. LandlordFlow works alongside landlordflow.app, so the same portfolio is there whether you open your phone or your browser. A tenant can now pay part of a month's rent. Record what actually arrived and LandlordFlow keeps track of the balance — on the payment itself, in your collected and outstanding totals, and in your Schedule E export. Rent that is partly paid and overdue now shows what is still owed rather than the whole month's charge.
