Witnessed: Evidence Camera

Witnessed is the evidence app for people who let property. Run check-ins, inventories and check-outs room by room, keep every certificate and deadline in one place, and seal your photos so they can't be quietly edited or backdated later. When a deposit is disputed, an adjudicator wants dated, detailed, trustworthy evidence. Witnessed builds it as you go. INSPECTIONS THAT WRITE THE REPORT FOR YOU • Inventory, check-in, check-out, mid-term, guest turnover, repair and contractor handover templates • Room-by-room checklists built from your property's layout, with one-tap condition and cleanliness ratings • Photos, video and notes attached to each item, plus meter readings, keys and smoke and CO alarm checks • Tenant or contractor signatures captured on screen • Check-out compared against check-in, item by item, with proposed charges • One tap produces a sealed PDF report you can send to tenants, agents or a deposit scheme COMPLIANCE AND DEADLINES • Gas Safety, EICR, EPC, deposit protection, prescribed information, How to Rent, HMO licences, fire risk and more • Expiry dates worked out for you, with reminders before anything lapses • Deposit protection and prescribed information deadlines for new tenancies • Repair logs with response timelines for damp, mould and other hazards • The 14-day damage claim window after a short-let guest checks out SEALED EVIDENCE Every capture gets a SHA-256 fingerprint and a trusted RFC 3161 timestamp from an independent timestamp authority. Change a single pixel and the fingerprint no longer matches. Each record has a certificate showing when it was captured, the device, location if you allow it, and the timestamp authority, and anyone can check a sealed file themselves at witnessed.uk/verify. Only the fingerprint is sent to the timestamp authority. Your photos never leave your device unless you share them or turn on iCloud backup. BUILT FOR PORTFOLIOS • Search across properties, tenants, inspections, certificates and repairs • Evidence packs (ZIP) with original files, timestamp tokens and a verification guide • CSV export of your evidence log • Private iCloud backup and restore • Face ID, Touch ID or passcode lock • Works offline — timestamps are requested as soon as you're back online • Designed for iPhone and iPad FOR Landlords with one flat or fifty. Letting agents managing homes for clients. Short-let and holiday-let hosts turning over between guests. Tenants documenting a new home. Tradespeople recording a job before and after.
