OBTECH Maintenance

OBTECH Maintenance is the facility-maintenance app for Belresheed-managed buildings. Tenants, security staff, technicians, store keepers, supervisors and administrators use one app to raise, assign, quote and close maintenance work. Accounts are created by building management by invitation. FOR TENANTS - Raise a maintenance request in seconds: choose your unit and the issue, add photos or a short video, and pick a preferred visit time. - Get push notifications as your request is assigned, quoted, updated and completed. - See when the technician has confirmed the visit, approve or reject quotations, and sign off on your phone when the work is done. - View your contract details when building management has them on file, and request a meeting with management. FOR SECURITY STAFF - Raise requests for common amenities and confirm when the work is done. FOR TECHNICIANS, FOREMEN AND STORE KEEPERS - New requests are assigned automatically to the foreman responsible for the building, with a push notification. - Acknowledge requests and set the visit time, add before, during and after photos or videos, and record who worked on the job. - Request materials from the store catalogue and prepare quotations for approval. Store keepers mark materials ready and issue them. - Record cash collected on site, including part payments, with the balance shown. - Escalate a request to a supervisor when needed, and capture the tenant's signature on site to close a work order. FOR SUPERVISORS, MANAGERS AND ADMINISTRATORS - See every request, set priorities, reassign technicians and confirm cash payments. - Track response times against working hours (Sunday to Thursday). - Use the dashboard, analytics and insights on repeated issues, and export reports as PDF or CSV. - Manage buildings, units, tenants, teams and staff roles. GOOD TO KNOW - Payments are recorded by staff for cash paid on site. The app takes no card or online payments. - Push notifications are optional and can be turned off in Profile. - You can request deletion of your account in Profile. Available in English.
